Stan je uvek investicija broj 1!

Nema tu nedoumice – uvek ste na dobitku kupovinom stana. Nekretnina je ta koja vam može doneti prihod ili u, najmanju ruku, povratiti uloženo. Gotovo i da nema primera da je vrednost neke nekretnine pala, osim u slučajevima koji realno ne zavise od vas, kao što su elementarne nepogodne, potresi na svetskim berzama.

U Srbiji, stan je uvek investicija, nikako trošak. To je pe svega – sigurnost za vašu porodicu, jer imate osnovno za život – krov nad glavom, ali tu vam je još opcija na raspolaganju  – možete da ga izdajete i tim novcem, recimo, otplaćujete ratu za stambeni kredit ili da ga ulažete u novi stan. I tu je još jedna od nedoumica – da li se više isplati štednja u banci ili kupovina stana. I sami bankari nerado priznaju da tu trku polako gube jer je poslednjih godina trend smanjenja kamata na štednju, a stručnjaci  savetuju građanima  koji imaju malo veću štednju da je najbolja investicija kupovina stana. Razlog za to je niska kamatna stopa, koja će se kretati oko 0,2 odsto na godišnjem nivou, pa štednja novca u bankama više neće biti isplativa kao ranije kada je bila i 6 procenata.

Šta bi značilo da građanin koji recimo ima ušteđevinu od 40.000 evra  ima opciju da kupi stan ili da taj novac položi kao deviznu štednju? Ukoliko bi oročio na godinu dana sa godišnjom kamatom od 0,2 odsto, prihod bi bio 80 evra – godišnje. Da je kupio stan za 40.000 eura i izdao ga, prihod  bi bio od 150 do 200 evra mesečno jer je to prosečna vrednost za izdavanje jednosobnog stana u Kragujevcu.

There is no doubt – you are always at a profit by buying an apartment. It is the property that can bring you income or, at the very least, return the investment. There is almost no example that the value of a property has fallen, except in cases that do not really depend on you, such as natural disasters, and huge changes in the world stock.

In Serbia, an apartment is always an investment, not an expense. That’s all – security for your family because you have the basics for life – a roof over your head, but there are still options available to you – you can rent it out and use that money, for example, to repay a mortgage loan or invest in a new one apartment. If he bought an apartment for 40,000 euros and rented it out, the income would be from 150 to 200 euros a month, because that is the average value for renting a one-bedroom apartment in Kragujevac.
