Technical description for buildings A and B

For the executed architectural and construction works, residential building in Belgrade

Residential building A is situated within the complex 'Zeland' – residential building complex located in exclusive area of Dedinje.

Number of floors is SB+B+GF+3F+galery with approximately 3 500 m2 of gross section area.
Level -2 (SB) is reserved for garages which are accessible via ramps and technical room.
Level -1 (B) or the basement level is considered to be used for tenants' store keeping rooms and two less luxurious apartments of approximate area of 100 m2.
Ground floor and the next two floors are designed for two apartments per floor of cca 250 m2, while the third floor, besides the technical room, is reserved for a flat of 250 m2 and for duplex of 500m2.


The structural system is reinforced-concrete-panel with supporting vertical elements d=20 cm.
Inter floor slabs are constructed of reinforced concrete, wearing in both directions, thickness d=24cm.
Complete reinforced concrete structure was performed by use of DOKA framework system.


Walls: Facade walls are sandwich walls composed of reinforced concrete wall, i.e. clay-block d=20 cm, mineral wool d= 8cm, protected by external brick wall d=12 cm.
The inner walls are made of clay blocks d=20cm, and bricks d=12 cm and are machine plastered in accordance with the Rofix-mortar system.
Floors: All floors are in the floating floors system, using Isover mineral wool d=2cm and cement screed mortar above.
Insulation: Horizontal and vertical hydro insulation of the building was done with 'Sika' waterproofing membrane, same as the insulation of flat roofs and terraces.
Hydro insulation of bathrooms is based on polymer-cement coatings (Izomat).
Thermo insulation is done with mineral wool type 'Knauf' of different thickness, depending on design requests.
Façade: Façade was made in Rofix system: mortar with the glue and PVC mesh protected by basic coat and Si&Si paint finishing. Façade is made continuously without breaks.


Technical description for building C

Building is located in Belgrade, 23 Neznanog junaka Street.
Number of floors is 2SB + B + GF + 1 + 2 + MF + TF approximate area of 18000 m2.
Above-ground part of the building is with its longer side set towards the building line in direction of Neznanog junaka Street, while its shorter side is placed at the building line towards street Mirka Tomića.
The underground part of the building is set on the boundary of the plot.
Named building consists of two levels of underground garage (level-2 and level-3), followed by an underground basement, ground floor, two upper floors, mansard floor, as well as technical floor.
In underground floor/level -3 and also partly in underground floor/ level -2 are the parking spaces. In remaining part of the floor at level -2 there is a swimming pool with all necessary facilities. In underground level -1 (basement) is a banquet hall with all facilities, while the ground floor is provided for the lobby with reception and for the restaurant. On the upper floors there are rooms for visitors, and on the technical floor are technical rooms.


The base of the building is rectangular in shape, in the underground part dimensions are 60,0 m × 50,0 m, and in the above-ground part 44,0 x 32,0 m. Floor height of the building are (h-3=3,1 m, h-2=3,2 m, h-1=5,4 m, h0=4,8 m, h1=3,7 m, h2=3,7 m, hrf=3,7 m, htf=4,4 m). In the garage, floor heights are 3,10 m i 3,20 m and in the ground floor 5,40 m. Total height of the above-ground part , with the technical floor included je is 20,90 m. The building is buried underground in the amount of nearly three floors and is based on the foundation slab d = 60 cm with the counter-beams d/b=140/200 cm.

Vertical supporting elements of the structure consist of reinforced concrete walls of thickness d=12 – 40 cm and the external basement walls d=25 cm from which to the inside of the building goes the system of perpendicular reinforced concrete walls with counterforts function, together with a circular reinforced concrete columns Ø70, Ø100 tightened with steel core (welded I profile) and square reinforced concrete columns 70/70, 60/60cm, 50/50cm that run from the foundation slab up to the top of the building. Reinforced concrete ceilings thickness is d=26cm. In addition to described structural elements in the part of building between the axes 01 and 05 and D and G inter floor ceilings above the ground floor and the first floor consist of steel beams tightened by dowels with reinforced concrete slab d= 12 cm which are leaning on the concrete beam on one side, and are hanged on the structural steel tie on the other side which extends from the inter floor ceiling above the ground floor, to the roof where is anchored in construction wall. On the mentioned structural steel tie are hanged all the inter floor reinforced concrete structures in the building part between the axes 01 and 05 and D and G. Such structural system required the consideration and compliance of building technology with designed phases of acceptance of the influence of static forces in structural elements. Complete structure in the zone between the axes 01 and 05 and D and G was kept under the scaffolding from the ground to the top of the building for creating ceilings which are hanged upon steel ties. Supporting this part of the construction was done in cooperation with the company DOKA Serb d.o.o. On this part of construction, from all slabs above the ground floor, formwork was removed only after achieving the full required strength of a main roof beam. Scaffolding removal was done floor by floor. Scaffolding around the steel ties of dimensions 60x38cm on the surface of 2,0 x 2,0m along all the floors were first removed in order to avoid force redistribution effect inside the steel tie, for which it wasn't neither designed nor intended to be used. After the removal of scaffolding system in this area, the scaffolding dismantling took place, successively monitoring the elongation of a steel tie by using strain gauges as well as the force entry into this structural element. Structural steel tie elongation monitoring was done in collaboration with the Faculty of Civil Engineering in Belgrade.

At the level -2 is a swimming pool. The pool has an irregular shape, with internal dimensions of the base 10,84x7,62 m. The pool is skimmer pool type, with constant water depth h=1,45 m. The upper edge of the pool is 15 cm above the water level, because of skimmers. On two sides of the pool were made hydro-massage benches width 0,45 m, depth 0,60 m. The entrance into the swimming pool is made on the opposite side, with 6 steps, arch-shaped of non-reinforced concrete, dimensions h/b=26.7/30cm. By its reinforced concrete walls, the pool leans on the foundation slab of the building in which it's located.

Underneath the pool, lies the space of varying height. This space is filled with compacted gravel which forms the base for the bottom slab of the pool.
