Technical description

Of the performed construction and finishing works on business- residential buildings in Belgrade

The project which was a challenge for the entire construction engineering
industry in Serbia

URBANISTIC SOLUTION

Business- residential buildings SPO 4/1 and SPO 4/2 are the two of five business buildings which, with common underground garage G4, form the urbanistic whole on the building plot GP4.
The number of floors is SB+B+10.
The buildings are well sunlit and aired, with splendid views of their surroundings.
Gross Building Area for building SPO4/1 is 13010,18 m2.
Gross Building Area for building SPO 4/2 je 13070,78 m2.

ARCHITECTURAL SOLUTION

According to the task of the project, buildings are designed so that on the ground floor are mainly business premises, on the floors are mainly residential properties, and in the basement are all the necessary required facilities.

On the ground floor, building has two separate entrances for residents and a pedestrian passage through the building.

Pedestrian passage trough the building (height GF+1, width 14,15 m) represents a breakthrough in the central block communication through the building itself.

Buildings consist of the following levels:

  • Basement at level -3,52 m (73,13 m)
    At this level are designed the following contents:
    • Common areas, consisting of horizontal and vertical communications, technical rooms (hydro substations , APA devices (automatic battery charger), heating substations, cleaning women's room, transformer-station and switchyard station) and two shelters for 100 persons (tenants' storage during peaceful times)
    • One storage space for office from the ground floor
    • Seventeen garages for individual use
  • Ground floor on level ±0,00 m (76,65 m)
    At this level are designed the following contents:
    • Common areas which consist of two separate entrances for residents, horizontal and vertical communication and technical rooms (electrical rooms)
    • Twenty-eight business offices. Each unit consists of office space and bathroom with storage.
  • I floor level
    At this level are designed the following contents:
    • Common areas which consist of staircases, corridors and elevators,
    • four one-room apartments
    • eight two-rooms apartments
    • two three-rooms apartments
  • Floors: II, III, IV, V, VI, VII, VIII, IX , X
    At each of these levels are designed the following contents:
    • Common areas which consist of staircases, corridors and elevators,
    • four one-room apartments
    • eight two-rooms apartments
    • two three-rooms apartments

Total realized structure and number of apartments in the building SPO 4/1 is:

  • 40 one-room apartments
  • 80 two-rooms apartments
  • 18 three-rooms apartments

i.e. 138 apartments (same number for the building SPO 4/2).

PROCESSING DETAILS AND MATERIALS

Internal Finishing Works

Flooring: Granite ceramics is provided in the elevator lobby, stairways, entrance from the common garage, evacuation exit, cleaning women's room and storage space of the ground floor offices.
Polymerized concrete with chemical and abrasion resistant finishing layer is provided in garages.
Inside the building, the floor finishing is as follows:
Granite ceramics is provided in the stairways and stairway connecting corridors.
First class oak parquet is installed in entrances, hallways, dining rooms and other apartments' rooms.
Processing of the pedestrian sidewalks around the building: Finishing of pedestrian sidewalks around the building is in printed concrete. Printed concrete, which is used for pedestrian communication is casted, of concrete type MB-35, with fine grain of two fractions, in thickness of d=8 cm, double reinforced with steel mesh type Q131 and fibers.

THE STRUCTURAL SYSTEM

The basic structural systems of buildings SPO 4/1 and SPO4/2 are perpendicular reinforced concrete walls 15 cm thick, with the axial distance of 440 cm, 375 cm and 225 cm, and reinforced concrete inter floor slabs 15 cm thick.
Main loading structures for the horizontal effects are cores, together with the monolithic slab.
Bellow the entire basement floor, the reinforced concrete slab is casted at level 73,13 m, 60 cm thick, which is hydro-insulated, pool system. The entire building's foundation was done with "franki" piles, in accordance with recommendations of the "Geo-mechanical Soil Investigation Report". The maximal underground water level for the building plot 4 is 70,94 m, according to " Geo-mechanical Soil Investigation Report" dated 08.2006.
Complete reinforced concrete structure was made by use of DOKA formwork system.

THERMAL AND SOUND INSULATION OF THE BUILDING

Concerning the external environmental influences, the buildings' thermal and sound insulation is achieved by sandwich façade walls and by windows and balcony doors made of five chambers PVC profile. Independent parts within the building are sound insulated from each other due to designed layer of Etafon – floating floor of a certain thickness.

In the architectural sense, in terms of materialization, architectural expression and scope, designer was lead by the idea of building complex that is modern and balanced, free of anything unnecessary, and which confirms the idea of simplicity through the future time.
